    No legal access to the land despite visible road
    A client identified a one hectare ocean view plot in Uluwatu and had already reached agreement with the seller. The land appeared accessible, with a road leading directly to the site, and all parties confirmed the deal was safe.

    Our verification revealed that the road was privately owned and there was no legally secured access. The only formal access was a narrow path unsuitable for development.

    We engaged directly with the road owner and confirmed that access would not be granted under any conditions.

    The transaction was stopped before funds were committed.

    The client avoided a six million dollar investment in land that could not be used.

    Thirty percent of land restricted and blocking development

    A client acquired land for a hotel project based on confirmation that the entire plot was commercial.

    During the approval process it was discovered that thirty percent of the land was in a restricted green zone where construction was not permitted.
    This blocked the project completely.

    Following a formal review process, the zoning for the restricted portion was revised.
